Payment timelines depend on state law: Washington insurers have 30 days to decide a claim, while Oregon insurers have 45 days. Replacement Cost Value vs. Actual Cash Value

How Insurers Calculate Your Claim Payments.  When property is damaged, two small acronyms can create a very large gap in payment. Replacement Cost Value, or RCV, pays the cost of repairing or replacing damaged property with comparable new materials, without depreciation, less the deductible. Actual Cash Value, or ACV, subtracts depreciation for age, condition, and remaining useful life before applying the deductible. Consider a $50,000 roof replacement with a $2,500 deductible. If $20,000 of the cost is depreciable and the 15-year-old roof has a 25-year lifespan, depreciation equals $12,000. The RCV payout would be $47,500; the ACV payout only $35,500—a $12,000 difference. Knowing which valuation method your policy uses helps you anticipate your recovery, evaluate premium savings realistically, and avoid an expensive surprise after a loss.
